When the Paulaner brewery relocated its production and logistics to Langwied, a unique opportunity for housing construction was born. By 2023, around 1,500 apartments for around 3,500 people, plus several children’s day nurseries will be built on the vacant industrial area in Au. A primary school is being built on the nearby Hochstrasse. According to the urban guidelines of ‘socially fair land use‘, 30 percent of these apartments will be subsidized housing. The privately-financed apartments will be sold for over 12,000 Euros per square meter, which is expensive even for Munich. The re-design of the three sub-areas on Regerstrasse, Ohlmüllerstrasse and Welfenstrasse also include large retail spaces and offices. A district park the size of three small football fields is also planned on the former Paulaner site. Before and during the urban planning competition, requests and suggestions were invited via community workshops. A design advisory board and several teams of architects are working to ensure that a range of facade designs, and individual buildings of different heights are created within the series of closed apartment buildings.
