When the Paulaner brewery relocated its production and logistics to Langwied, this was a unique opportunity for housing construction: around 1,500 flats for around 3,500 people and several daycare centres were built on the vacated industrial site in the Au. In accordance with the city's "socially responsible land use" guidelines, 30 per cent of the flats were built as subsidised housing. The redevelopment of the three sub-areas on Ohlmüllerstrasse, Regerstrasse and Welfenstrasse also includes large retail spaces and offices.
Between Falkenstrasse and Ohlmüllerstrasse, flats, shops and a kindergarten have been built on 1.7 hectares. The residential block opens up to the Auer Mühlbach to the south. A generous green space has also been left free here, which is linked to the surrounding area by paths.
